Five ways we make a house sell itself

Every project is styled from our own inventory and finished by hand — no warehouse rental look, no waiting on third-party furniture deliveries.

01

Home Staging for Sellers & Realtors

Listing soon? We stage vacant and occupied homes so the photos stop the scroll and showings turn into offers. Walk-through consults, honest prep advice, and fast turnarounds timed to your photography day — with scheduling your listing timeline can count on.

02

Short-Term Rental Staging

Airbnb and Vrbo properties designed like boutique hotel rooms — because that's exactly the business we're from. Durable, photogenic furnishings, layered lighting, and the guest-ready details that earn five-star reviews and repeat bookings.

03

Move-In Staging

Just bought the house and dreading months of half-empty rooms? We plan, deliver, and style your new home so move-in day feels like the finished reveal — furniture placed, beds made, art hung, done.

04

Staged with Our Own Collection

Every stage draws on our in-house furniture inventory — including one-of-a-kind vintage and refinished pieces restored by hand. The result looks collected, not rented.

05

Flip & Renovation Design Partner

Investors and contractors: we guide the design from demo to listing day — finishes, fixtures, paint colors, and final staging — so your flip photographs like a model home and sells like one.

The Belajic difference

I.

Our furniture, not a rental warehouse

We own the inventory — including hand-refinished pieces you won't see in anyone else's listing photos. That means faster installs, consistent quality, and a look that's distinctly yours.

II.

A hospitality eye

Twenty-plus years in hotels — running three properties as area general manager — is a career spent making rooms feel right to strangers within seconds. That's exactly what a buyer or a guest is doing.

III.

One call, start to sold

Design, delivery, styling, and pickup are handled in-house and scheduled around your closing, your shoot day, or your first guest. You deal with one person who knows your property.

Renovation tips that pay for themselves

Whether you're prepping a home to list or running a flip, the money you spend before listing day should come back to you at the closing table. After twenty years of walking into rooms and knowing instantly what will move a buyer, here's where Jadra tells sellers and flippers to put it — and where not to.

01

Paint and lighting first

The biggest return for the smallest spend, every time. Fresh paint erases years of wear in a weekend, and swapping dim or dated fixtures for bright, warm lighting makes every room feel bigger and cleaner. Do these two before you price out anything else.

02

Kitchens and bathrooms sell homes

Buyers forgive an ordinary bedroom; they don't forgive a tired kitchen. If the budget only stretches to two rooms, spend it here — updated counters, hardware, faucets, and a deep, honest clean of grout and glass will move the offers more than any other upgrade.

03

Keep finishes neutral

Bold colors are a personality statement; a listing is not the place for one. Warm whites, soft greiges, and simple timeless finishes photograph bright and clean, and they let buyers picture their own furniture in the room instead of mentally repainting yours.

04

Curb appeal sets the first impression

Buyers start judging from the street — often from the listing photo of the front of the house. Mow and edge the lawn, freshen the mulch, power-wash the walk, and give the front door a coat of paint and a new welcome mat. It's a day's work, and it decides whether the rest of the tour starts warm or skeptical.

05

Fix the small things before you list

A dripping faucet, a sticking door, a cracked switch plate — small defects tell buyers the home wasn't cared for, and they answer with lowball offers padded for repairs they imagine are worse. Walk the house with a notepad, fix everything on the list, and take that excuse off the table before the first showing.

Before & after

The proof is in the transformation. Photos from our renovation and flip projects are on their way — this is where they'll live, side by side, so you can see exactly what a smart renovation budget does to a room.

How it works

1

Walk-through & consult

We tour the property — or your floor plan and photos — and give you a straight assessment of what will move the needle.

2

Design plan & quote

You get a room-by-room plan pulled from our collection, with one clear quote. No rental catalogs, no surprises.

3

Install day

Our crew delivers, places, and styles everything — down to the books on the coffee table — ready for photos or move-in.

4

Sold, booked, or settled

When the home sells, the rental launches, or you're settled in, pickup is scheduled around you — simple as that.

Meet Jadranka Belajic

For more than twenty years, my work has been making people feel at home the second they walk through a door — across every department of hospitality, and most recently as area general manager of three hotel properties.

Staged to Sell by Belajic brings that instinct to real estate. I also refinish furniture by hand, and our staging inventory is built around real pieces with character — not shrink-wrapped rental sets. Whether you're a seller who wants top dollar, a realtor with a listing to move, a host chasing five stars, or an investor mid-flip, you get a designer's eye and a hotelier's standard for “ready.”

  • 20+ years in hospitality; area GM of three properties
  • In-house furniture inventory, including hand-refinished pieces
  • Based in Fort Washington, MD — serving the greater DMV
